Robinsons Land turns-over spaces in Tera Tower Ahead of Schedule

Property developer Robinsons Land Corp. (RLC) of the Gokongwei family's conglomerate is kickstarting its office developments in its latest mixed-use project in Quezon City with a green building designed to add value to a healthy mix of office and retail tenants.

The Tera Tower, a 20-storey pre-certified LEED Gold building, already started turning over office and retail spaces for fit-out ahead of schedule. This office tower located in a masterplanned mixed-use development is part of RLC's efforts to aggressively expand its recurring income portfolio in the coming years.

" RLC turned over retail and office spaces to our tenants as early as June , ahead of schedule," said Faraday Go, general manager of RLC's Office Buildings Division.

Aside from the fully leased office spaces,Tera Tower will also accommodate retail tenants like global chain Costa Coffee, convenience store Ministop and 24/7 dining option Dells Food Hall.

Universal Robina Corp, the maker of Jack 'n Jill snacks and C2 beverages, will also be opening its company store that will also feature their new product offerings. Furthermore, Robinsons Bank and BDO will provide the financial service needs of the Tera Tower's tenants and visitors. The retail shops, which feature a generous floor-to-ceiling height to highlight the prime look of the Tera Tower, are located at the ground floor level of the building.

THE TERA TOWER: A GREEN BUILDING

"RLC is proud of Tera Tower’s prominent green attributes which contribute to a sustainable future through cost-efficient and energy-saving green buildings," Go said.

The Tera Tower is aiming for a Leadership in Energy and Environmental Design (LEED) Gold certification for Core & Shell under the U.S. Green Building Council's LEED green building program. LEED is the most widely accepted and recognized green building rating system worldwide.

Large windows with double-glazed Low Emissivity Glass allow natural light into the building while blocking out noise and heat. "Thus, it decreases the use of air-conditioning and office lighting, resulting to energy savings for the tenant," Go said.

"Because of this, employees will be able to enjoy views of the skyline, abundant natural light, and a cool and quiet workplace conducive for achieving efficient output," he added.

To lessen the production of air pollution and greenhouse gas emissions, the Tera Tower will feature a rooftop garden consisting of non-invasive plants to help reduce the heat island effect that is caused by heat-inducing properties of cement and lack of vegetation.

The Tera Tower's roof garden has also been designed to collect rainwater, which will be used to irrigate the plants of the building located at the ground floor, 6th level and the roof deck.


Energy and water conservation measures of the Tera Tower include the installation of LED lights in common areas, water-saving toilet fixtures, and an efficient and energy-saving air conditioning system called the variable refrigerant flow that allows cooling of specific segments of the tower.

"This gives tenants flexibility to control their aircon usage making it more economical," Go said, adding that the refrigerant used in this system is ozone-friendly.

Studies have shown that aside from increasing productivity, improved interiors could save companies and employees a lot of money from reduced respiratory diseases, asthma, allergies and sick building syndrome.

The Tera Tower is designed with space efficiency in mind, featuring a large office floor plate of about 2,250 square meters that can comfortably accommodate more occupants and enable smoother work flow. It is equipped with high-speed elevators, and a100% back-up generator.

"Considering all these, a green building will not only be run more efficiently but it can potentially provide healthier offices to enhance the productivity of employees in the building," Go said.

The Tera Tower is built to encourage a healthy and active lifestyle, as bicycle racks and showers will be provided.

MORE OFFICE BUILDINGS

The Tera Tower is the first office building in the masterplannedmixed-use project of RLC along C-5 in Quezon City, adjacent to the Ortigas Central Business District (CBD). This mixed-use complex is envisioned to be a dynamic and modern development with the infusion of office, retail, residential and hotel components.

Amid the strong demand for office space, RLC is set to start the construction of its second office building in the mixed-use complex, the Exxa Tower. The Tera Tower will be directly accessible with Exxaon the ground and second level. Developments in this mixed-use complex are planned to be interconnected.

In the Ortigas CBD, RLC will continue to be the largest office landlord especially with the opening of its Cyberscape Gamma, the twin tower of the newly-built Cybercape Beta, which will be completed late in 2017. Outside Metro Manila, RLC has various upcoming office projects in several provincial sites. By early 2016 the office spaces within its malldevelopment in San Nicolas, Ilocos Norte will be completed.This office development with a gross leasable area of around 7,500 sqmwill have its own lobby, elevators and it will also be equipped with back-up generators. In the Bicol region, an office space with a gross leasable area of about 5,500 sqm will also be completed by 2nd half of 2016. The office development is interconnected with the Robinsons mall that is also currently being constructed. Robinsons Galleria Cebu mall, located along Maxilom Ave and Osmena Ave in Cebu, is expected to be completed within 4th quarter of this year. Within the mall is about 7,500sqm office space for lease with its own separate lobby and elevators.
